What Counts as a Suburb of Detroit?
Metro Detroit is officially the Detroit, Warren, Dearborn Metropolitan Statistical Area, and the suburbs of Detroit are generally grouped by the three counties that surround the city: Oakland County to the north and northwest, Macomb County to the northeast, and Wayne County to the west and south (Wayne County also contains the city of Detroit itself).
The suburbs are most often grouped by county, and the communities south of Detroit along the river are known collectively as the Downriver area.
A few quick clarifications buyers ask me every week:
- Is Ann Arbor a suburb of Detroit? Not really. Ann Arbor is about 45 minutes west and is its own metro area, home to the University of Michigan. It is part of the broader Southeast Michigan region, but locals do not consider it a Detroit suburb.
- Is Dearborn a suburb of Detroit? Yes. Dearborn is a major Wayne County suburb directly west of the city and home to Ford Motor Company’s world headquarters.
- Is Windsor a suburb of Detroit? No. Windsor is a Canadian city directly across the Detroit River in Ontario. It is part of the cross border region but a separate country.
- Is Pontiac a suburb of Detroit? Yes. Pontiac is the county seat of Oakland County and very much part of metro Detroit.
- Is Flint a suburb of Detroit? No. Flint is about an hour north and is its own metropolitan area.

The easiest way to picture the suburbs of Detroit is to think of three rings spreading out from downtown.

- Middle ring (10 to 20 miles out): Livonia, Southfield, Farmington, Farmington Hills, Berkley, Madison Heights, Sterling Heights, Roseville, Allen Park, Lincoln Park

Generally, the further out you go from the city, the more space, the newer the housing stock, and the higher the property taxes you will pay for top rated school districts. Closer in, you get walkable downtowns, older homes with character, and shorter commutes.

If a high performing public school district is your top priority, the suburbs that consistently rank highest on state and national report cards include Northville, Troy, Novi, Rochester and Rochester Hills, Beverly Hills (the Michigan village inside the Birmingham Public Schools district), and Plymouth. A note from experience: “affordable” does not automatically mean “good investment.” Some of these markets are appreciating fast because buyers priced out of Royal Oak and Ferndale are pushing into Hazel Park, Madison Heights, and Eastpointe. - What is your non-negotiable commute? Detroit traffic is real on I-75, I-696, and the Lodge. A “20 minute drive” at 11 AM is a 45 minute drive at 8 AM.
